Location Location Location – It has been said before but location is still very much at the top of any tenant’s wish list; after all you can’t pick up and move bricks and mortar! Some of the most common amenities that tenants will consider the location of the property in relation to are schools, places of work and restaurants/cafes. Within our office the most frequently searched for areas by our prospective tenants are Clifton, Cotham and Redland; these areas offer close proximity to a number of workplaces including, restaurants, cafes and boutiques and also to transportation routes making it easy for workers to commute to the suburbs and the city for their place of work.
Presentation – Buy-to-let landlords should pay attention to the presentation of their rental properties to attract tenants. Whilst the market in Clifton and the surrounding areas is currently tilted in favour of the landlord with often up to 8 proceed able tenants for each property, the presentation and condition of a property should not be overlooked. In some cases ‘dressing’ the property has helped our landlords achieve more rent, let the property more quickly and for longer term; all helping them to minimise the dreaded period of time when the property investment is unoccupied by tenants.
When preparing your property take note of these few tips to help you present your rental property in the best light
Make sure you choose a neutral colour pallet for the walls and carpets: Tenants are unable to re-paint properties without the landlord’s permission and few want to go to the expense or hassle of doing sop and no tenant will replace the carpet. Make sure that the colour palette allows the tenants to imagine themselves living there with their personal possessions, they are unlikely to want to replace their own furnishings to match the colour of the walls. A neutral decoration throughout the property will also make the space feel bigger, cleaner and lighter; all positive in the eyes of your potential tenant.
Get there five minutes before a viewing: Getting to the viewing earlier will ensure you have enough time to make sure that curtains are open, put the lights and heating on in the winter and collect any post on the floor. Tenants will be viewing your property as a ‘home’ so it needs to feel like one the minute they are outside.
