Landlord Fee Explanation

When you choose to market your property for let with Andrews it is important that you understand and are aware of the fees for the services that we offer.
An explanation of Andrews fees is provided below.
Straight Let Service
We will agree the market rent with you, advise on any refurbishment and provide legal guidance to ensure your property let complies with the law. We will erect a board outside your property, advertise on relevant portals and conduct viewings until a suitable tenant is found. We will collect and remit the initial month’s rent and your tenant’s dilapidations deposit. This will be registered and all related administration will be completed. If it is applicable we will give you advice about your non-resident tax status and HMRC.
In addition to the straight let service we will collect the rent and pursue non-payment of rent. Provide you with regular statements and make HMRC tax deductions if this is applicable to you.
In addition to the straight let and rent collection service we will arrange repairs up to the value of £250.00, advise all utility providers of any changes and hold keys to the property. We will also provide advice on rent arrears action.
Additional Non–Optional Fees
These fees apply irrespective of level of service you have chosen with Andrews.
Tenancy Agreement Fee
This fee covers the cost of preparing your contract with the tenant.
For producing an inventory. The fee is dependent on the size of the property.
Deposit Protection Fee
For this fee we will register you and your tenant’s details with a government approved scheme so that the deposit is protected. We will also provide the tenant with the deposit certificate and prescribed information within 30 days of the start of the tenancy.
Property Inspection Fee
We will attend your property and report its current condition to you.
Non-resident Landlord Fee
For preparing your annual statutory Inland Revenue tax return.
Tenancy Renewal fee
We will conduct a rent review and negotiate with the tenant. We will also direct the tenant to make any changes to their standing order and produce a new tenancy agreement for the new term.
Check In Fee
For preparing a comprehensive report of the condition of the property upon moving in.
Check Out Fee
For preparing a comprehensive report of the condition of the property upon moving out.
These are charged for dealing with the following;
- Insurance claims
- Legal claims
- Other professional matters
- Organising gas or electrical safety cheques
Energy Performance Certificate Fee
For conducting an energy performance survey at the property and producing a certificate
Court Attendance fees
For appearing in court to submit evidence concerning the tenants or the property.
